with nf. contract conditions both parties comply by the booking confirmation

I. With the bilateral booking confirmation in written form and/or by telephone a booking contract come off till then the entrance of the guest reconfirmed booking ( in access with the effected deposit/cession of actual credit card dates and the involved acceptance to charge).
Business conditions of the costumer apply only if this is expressly agreed in advance to each other in written form and approved by La Casa GmbH.

II. Contracting parties are the hotel and the customer. If a third party placed the order, he is liable to the hotel together with the customer as joint debtor for all obligations of the contract of the accommodation, in case there is a statement available of the third party to the hotel.

III. The stay to the agreed arrival and departure times is limited in time. (Note: Minimum 3 nights at vacation rental)
The rented accommodation is only available to the registered number of persons. A multi-occupancy (including temporary and short-term unexpected) must by appeared to the reception. Any subletting or overcrowding is prohibited and may result to the premature termination without notice. A retroactive compensation / recalculation is obligatory.

IV. This contract is binding both parties after receiving the booking confirmation. You can terminate the contract with your explanation in written form any time. There apply thus following calculating amounts charged to the guest / booker for termination:

Single entry up to 3 guest rooms:
Reservation up to 18.00 o'clock: Cancellation of this booking form are exempt from charges on the day of arrival until 18.00 o'clock, on arrival at / after 18:00 o'clock there is no demand of the reserved accommodation. Therefore, we recommend to a guarantee booking form, a statement of complete credit card information or a absorption of costs certificate.
Guaranteed booking: Bookings will be held by the hotel on arrival after 18.00o'clock until 24:00 o'clock. A cancellation (only by written input valid) is free of charge until 3 days before arrival, after and within 48 hours before the arrival date (0:00 o'clock) 50% of the booked price. By arrivals after 24.00 o'clock there is no claim of the booked accommodation, because the reception and the hotel are closed at 24.00 o'clock (Sundays at 22.00 o'clock). A late arrival is not possible because the house is not stud with an night porter . (quod vide III, No. 1).

Cancellation conditions of group bookings / group contingents:

Group bookings up to 5 guest rooms:
A booking of more than 3 guest rooms is subject by the guaranteed reservation form. Therefore a pure 18.00 o'clock reservation of the day of arrival is not possible. The booking up to 5 guest rooms is free of a deposit. A cancellation (only by written input valid) is free of charge until 7 days before arrival, after 50% of the total price, and within 48 hours before arrival date (0.00 o'clock) 80% of the total price, are brought to the account.

Group bookings / appropriation of contingents up to 6 guest rooms:
By reason that we are a very small house 6 guest rooms and more are subject to the guaranteed reservation form. Therefore, a deposit according to the number of guest rooms is required for a binding booking confirmation. Deposit for 6 - 10 guest rooms: 20%, 11 - 15 guest rooms: 30%, from 16 guest rooms: 40% of the total order.
Cancellation fees are free from charge 12 weeks before arrival.
Afterwards, and until 8 weeks before arrival a free cancellation is possible for 30% of the booked room contingents (and in principle at a so called mathematical "room share" for example 2,6 rooms are brought down), for the moreover cancellations of further booking contingents within this period 25% of the booked part or rather the booked sum will be brought to the account as cancellation costs.
Afterwards, and until 6 weeks before arrival a free cancellation is possible for 20% of the booked room contingents (and in principle at a so called mathematical "room share" for example 2,6 rooms are brought up), for the moreover cancellations of further booking contingents within this period 50% of the booked part or rather the booked sum will be brought to the account as cancellation costs. Afterwards, and until 2 weeks before arrival a free cancellation is possible for 10% of the booked room contingents (and in principle at a so called mathematical "room share" for example 2,6 rooms are brought down), for the moreover cancellations of further booking contingents within this period 70% of the booked part or rather the total booked sum will be brought to the account as cancellation costs.
Afterwards, and until 48 hours before arrival (0:00 o'clock) a free cancellation is not possible also parts of bookings. Therefore 80% of the booked part or rather the total booked sum and at failure after 18:00 o'clock on the arrival date 100% are will be brought to the account.

For vacation rental (habitations of more than 3 accommodations):
Cancellation costs up to 14 days before arrival is free, afterwards 20% of the whole sum, from 7 days before arrival 50% of the whole sum. At cancellation within 48 hours before arrival (0:00 o'clock) 80% of the total sum will be brought to the account as cancellation costs.

1/ cancellation costs at non-appearance without written cancellation from/at 18:00 o'clock at arrival date 100% of the total price. Of course the hotel inform the guest in written form, if and which costs by otherwise claim of the booked contingent is charged (for example allocation of an replacement arrival by the guest). Full additional costs by no otherwise claim where moved of in the above-named poundage or rather project outlay and extra costs are taken in the account.
We therefore recommend that you negotiate travel cancelation insurance.
2/ travel prevention or early termination of the stay because of personal circumstances, short-term illness or force majeure frees the guest from its payment obligation.
3/ The customer is obligated to pay for the room assignment and the from him accessed other benefits. This also applies for third parties.
4/ The prices can be changed by the hotel if the customer later changes the number of reserved rooms / persons, the hotel's services or wish the duration of the guests and the hotel agrees.
5/ invoices which are not showing a due date must be paid within 5 days from receipt of the invoice without deduction. The hotel is entitled to call for directly payment of bills which are out of date.
6/ dunning charge is calculated as follows: one payment reminder is free, the 1st reminder will be charged with 15 Euro, a 2nd reminder will be charged with 25 Euro, then happen the collection order. If payment is delayed, the hotel is entitled to require the default interest in the amount of currently 8% and for legal transactions involving a consumer, 5% above the base rate.
The hotel reserves the evidence and the claim for higher damages.

V. Compensation claims are excluded, unless there is no intent or gross negligence on the side of the house.
For hangover personal items / valuables during your stay within the house premises or in the terrace area the house takes no responsibility.
1/ The booking does not guarantee the regular function of heating, hot water, electricity (for example unforeseen necessary short repairs, general power failure, vis major, etc.)
2/ The guest is responsible for damage caused by water or heating, electricity, caused by improper handling. All this, however, repairs are carried out by specialist companies and are charged by the guest.
3 / If the house must cancel the reservation in contract for reason of vis major, there is no claim for the renter.

VI. The landlord reserves the right to offer the guest alternative accommodation if the booked initially is unexpected not available. Such changes will be communicated to the guest by arrival if this is possible, any additional costs for a higher price of the stay nights must be paid by the landlord.

VII. The premises should be treated with care. The property was transferred free of defects to the guest.
Any damage found after the acquisition are immediately notified to the reception. We try to help you immediately! If a defect is noticed by the departure or later, we are no longer in a position to do something, our liability is excluded.
At significantly induced contamination of the property, outside of any normal standard, or vandalism, a repaired or dirt allowance can be charged by the house.
Property damage or diversion of the hotel property must be exchanged by the guest or rather The customer (invoice recipient).Therefore, an advanced payment will be charged as a deposit by booking or subsequent billing by damage of 200 Euro / guest unit.

VIII. In general, smoking in the entire house, on all balconies and courtyard terrace is disallowed! In reference of following guests we requested to consider. Failure may result immediate termination of the contract. By occurs damage on the property of the landlord or third party damage is required. Increased cleaning allowance of 50 Euro or retirement allowance of 1 night price for smoky guest rooms is mandatory for the perpetrator or his purchaser.
Since we also advertise for our hypoallergenic house, we ask that smoking guests necessarily special attention here. Thank you for your understanding.

IX. For these reasons pets are also not allowed (see section VIII)!

X. Included in the standard-price are:

- Children up to 2 years are free in the room with his parents.
- There are extra beds (comfortable sofa beds) for 25, - Euro per person per day.

- All our prices are exclusive of commissions / fees.

XI. The account can be paid by cash or EC card (minus the deposit). Divers credit card upon request. Our rates are per room and per night. Prices include sales tax and service charge. We cannot accept checks.
With the advent of a new price list all old price lists lost their validation. This also applies by increasing of the value added tax - the tax increased price difference will be considered by already existing reservations.
The rent can be paid also as the deposit to the noted date to our account.

XII. A binding reservation for group bookings of more than 5 guest rooms comes only in conjunction with a down payment amounting of 20%, 30%, 40%, depending on the total amount or the credit card account can be debited. With final confirmation of this, the booker issued his accreditation to La Casa GmbH.

XIII. For long-term stay in the vacation rental or in the apartment for more than 7 nights , a deposit of 200 Euro must be provided, this deposit is given back to you by leaving the apartment without damage.

XIV. If we provide a parking place in the underground garage or other parking facilities, also with charge, this does not constitute a safekeeping agreement. For lost or damage of any kind also on our own property, parked or ranked vehicles and their contents the hotel does not vouch. This also applies for agents and parking assistance of the hotel.

a) The accommodation is available from 15.00 o'clock on the arrival day and at the departure day up to 12.00 o'clock.
b) The guest has the option to make an additional charge (30% of the price), for late checkout up to 15.00 o'clock - one from the guest desired late checkout must be informed at the arrival or by the booking. Otherwise, we take no responsibility for the possibility of subsequent transfer of the guest room / apartment / apartment as 12.00 o'clock.
For later vacate of the property as in a) or b) is agreed, the hotel can charge to the account for the contract-border use for 18.00 o'clock 60% set of full accommodation rate charged, 100% from 18.00 clock. XVI. For day-room, usable from 12.00 to 18.00Uhr.

For later vacate the property, the hotel contract for the border about 15:00 pm also use 100% of the price and are calculated after 18.00 clock plus 100% of full accommodation rate for subsequent nights charged.
